Roof Leak Repair What To Do And When To Call A Professional

If you’ve noticed signs of a roof leak, you’re probably wondering if your homeowners insurance will cover it. In short, the answer is that it depends. Based on what caused the leak and the evidence you have, your insurance may cover it.

But that’s not the only question for Texas homeowners, Based on your policy, the amount that’s covered can vary greatly. Your repair may be fully covered, or only a fraction of it may be paid out by insurance. The most important thing is to know what to expect ahead of time.

Read on to learn all about roof leaks in Texas: whether they’re covered, how much they pay out, and what to do if you think you have one.

How Common are Roof Leaks in Texas?

Roof leaks are extremely common in Texas. In addition to strong, intense summer heat, Texas experiences more roof-damaging weather than nearly other states:

  • North and central Texas: These areas average hundreds of significant hailstorms each year.
  • Gulf Coast: Wind speeds regularly reach 15 to 30 mph in the Gulf Coast of Texas, with hurricane-force winds exceeding 150 mph.

This weather pattern is why Texas has some of the highest homeowners insurance premiums in the US, at about 65% to 70% higher than the national average. In recent years, insurance agencies have become even stricter in their evaluation of roof damage claims. Between 2016 and 2025, insurance claim denials rose from 35% to 47%. That means Texans have to work harder than ever to get their roof leaks repaired by their homeowners insurance.

When Does Homeowners Insurance Cover Roof Leaks in Texas?

Most homeowners insurance policies cover sudden damage, rather than damage that occurs as a result of slow and normal deterioration. Typically, policies include a dwelling coverage clause that can pay to repair or replace a roof when damaged, as well as personal property coverage that can help with damage to drywall, floors, and insulation caused by the leak.

In Texas, homeowners insurance usually covers roof leaks in the event of:

  • Extreme wind and hailstorms: Strong winds or pelting hail can cause shingles to tear, lift, or crack and let water in.
  • Falling objects: Sometimes, a storm itself may not cause a roof leak, but it can lead to damage that results in a roof leak. Tree limbs or other objects can fall on a roof and create holes during a storm.
  • Fire or lighting: Sudden damage can also occur as a result of burns from housefires, wildfires, or lightning.
  • Ice or snow: Though rare in most parts of Texas, accumulation of ice or snow can cause the roof to bend or collapse, letting in water.

When Doesn’t Homeowners Insurance Cover Roof Leaks in Texas?

Any damage that results from preventable or gradual decline is typically not covered by homeowners insurance in Texas. It’s up to your insurance adjuster to make this determination. You may have a leak that occurs after a storm, but if your insurance adjuster attributes the leak to an old and neglected roof, rather than sudden damage caused by the storm, your claim can be denied.

The most common causes for denials when it comes to homeowners insurance and roof leaks include:

  • Wear and tear: Shingles that are old and worn out can lose their ability to repel water, resulting in a leak.
  • Neglect: If you knew about a problem with your roof and chose not to fix it, any damage that results from that neglect won’t be covered, even if it occurred after a storm. For instance, if you knew you were missing a shingle, then a storm came and a leak began at that shingle, it’s possible your claim will be denied for neglect.
  • Improper installation: In the case of a roof leak resulting from faulty workmanship, your insurance will consider the leak a construction defect and deny your claim.
  • Pet infestations: Damage that’s caused by animals or insects and results in a leak is typically not covered.
  • Gradual leaks: Leaks that build up gradually, rather than appear suddenly, are typically denied.

How Much Will I Pay for a Roof Leak Repair With Homeowners Insurance

When your claim is approved, the amount your homeowners insurance will cover to repair your roof can vary greatly. You’ll need to refer to these types of coverage in your policy:

  • Replacement Cost Value (RCV): This pays the total amount it costs to repair or replace your roof.
  • Actual Cash Value (ACV): This pays the total amount it costs for repair or replacement, minus depreciation. That means, if you have an older roof, you will only be paid for a fraction of the total repair cost.

If you have an ACV policy, your roof depreciation will be calculated based on a Roof Surfacing Payment Schedule, which reduces your payout a certain amount per year. You may end up receiving thousands of dollars less than your out-of-pocket cost for repair, so it’s important to check your homeowners policy before damage occurs.

Wind and Hail Deductible

Another vital consideration when determining how much your homeowners insurance will cover for a roof leak is your wind and hail deductible. Most Texas homeowners insurance policies have a separate deductible for wind and hail damage, which is calculated as a percentage of your home’s insured value rather than a dollar amount.

For example, if your home is valued at $500,000 and your wind and hail deductible is 1%, that means you’re responsible for the first $5,000 in repair costs before your insurance kicks in. In that case, a $6,000 roof repair will cost you the first $5,000, and your insurance will only cover the remaining $1,000.

What to Do if Your Roof Springs a Leak

So, what do you do when your roof springs a leak? Because insurance only gets involved after the fact, your adjusters have to reconstruct what happened using the evidence available to them. It’s your job to prove that your leak resulted from a covered incident. Here’s what to do:

  • Document the damage: As soon as you notice a leak, start documenting the damage, including water stains, roof damage, and any interior damage. Be sure your photos and videos are time stamped.
  • Get a professional inspection: Ask a licensed roofer to inspect your roof and estimate the cause of your damage. If they can identify damage that appears to result from a covered incident, it can help your claim.
  • Get a repair quote: As long as you have a licensed roofer there, ask for a quote for repair. If the repair cost for your roof is less than your wind and hail deductible, it may be worth simply paying for the repair yourself and skipping the rigamarole of insurance claims.
  • Prevent further damage: Your insurance expects you to take reasonable steps to prevent the problem from getting worse. Cover the floor with a tarp or place a bucket to collect water from the leak.
  • File quickly: Most Texas homeowners insurance policies require that leak claims are filed within 12 months of the damaging event, but some may have timelines of as little as 1 month from the event. Be sure to file as soon as you find the problem.
